A practical second perspective.
An investor may review your situation, explain possible real estate options, and share how they would approach a similar decision. This is practical experience, not legal advice.

HOMEOWNER HELP & SELLING
A foreclosure notice, a family change, or a difficult property does not tell the whole story. You don’t need to be ready to sell. We start by listening, explaining the options, and walking through the numbers with you.

KNOW WHO YOU’RE SPEAKING WITH
Your first conversation is free. We identify the person’s role at the start, so you know what guidance they can provide.
An investor may review your situation, explain possible real estate options, and share how they would approach a similar decision. This is practical experience, not legal advice.
An assistant or coordinator may listen to your needs, explain DMJ’s usual process or proposed approach, and help connect you with the right next person.
When the situation calls for legal advice or representation, we can discuss connecting you with a licensed attorney. Attorney services have their own engagement terms and any fees are discussed separately.
An initial DMJ conversation may be with an investor or team member rather than an attorney. We’ll tell you clearly. There’s no obligation to sell your property to discuss your options.
START WHERE YOU ARE
We work with you and the appropriate
professionals to explore a practical path.
DMJ has helped stop foreclosures as close as 24–48 hours before a scheduled auction. We work with partner attorneys to review urgent situations and possible next steps.
Reach out as early as possible. Timing and available options vary; contacting DMJ does not pause an auction, and no result is guaranteed.
Heirship questions, a will that needs probate, or an estate that has not been settled can complicate a property decision. We can help coordinate a review with title professionals and partner attorneys.
That review may include affidavits of heirship, probate, and the records needed to establish who can act for the property.
If you’re an heir or a surviving spouse who is not named on the mortgage, we can help organize the situation and coordinate a review of the documents the servicer requests.
The goal is to clarify authority and find the next step, not to promise that a bank will accept a particular document.
We can discuss purchase options and coordinate with partner attorneys or mediation professionals when a divorce or family dispute affects the property.
We’re willing to walk through our proposed numbers so everyone can understand the offer and the responsibilities involved.
A death in the family, medical needs, a disability, or a financial setback may change what works for your household. Tell us your priorities, communication needs, and timeline.
We can explore a sale, a transition plan, or a connection to an appropriate professional.
DMJ works with companies that assist homeowners with loan-modification requests. Where appropriate, we can discuss a referral and the information that may be needed.
Your lender or servicer decides whether to approve a modification. A referral does not guarantee approval.
DMJ is a real estate investment company. Our investors and staff explain real estate options and our process; legal advice, representation, and court filings are handled by licensed attorneys.
SELL TO DMJ
We’re willing to review a broad range of properties and are especially interested in multifamily opportunities. We’ll explain our current buying criteria early, evaluate the property, and let you know whether we can make an offer.
If there’s a fit, we’ll walk through the proposed price, costs, responsibilities, and timeline. If there isn’t, we’ll tell you so you can consider your next step.

EXPERIENCE WITH CREATIVE FINANCE
We can discuss seller financing, purchases subject to existing financing, and other tailored arrangements where appropriate. The existing loan, title, legal requirements, and written agreements determine what can work.
We explain the proposed responsibilities and tradeoffs before asking you to decide.
A CONVERSATION COMES FIRST
Start with the property, your goals, and any deadlines. We’ll take it from there, one step at a time.
