For lenders considering a one-year commitment, DMJ discusses fixed contractual interest rates starting at 5%. The agreed rate and payment schedule belong in the signed loan documents.
Discuss how the funds will be used and the term that fits.
Review the proposed collateral and any individual repayment obligation.
Confirm repayment timing and any early-exit conditions before funding.
A fixed contractual rate is a payment obligation, not a guarantee that repayment will occur. This is a loan, not a bank deposit.
After approval, DMJ does not use a preset minimum or maximum loan amount. We consider smaller and larger amounts individually, with acceptance based on the proposed deal, available capacity, and agreed terms.
WHERE YOUR CAPITAL COULD WORK
Different projects. A clear use for the funds.
Discuss a DMJ project or a project involving an investor we work with. Review the specific structure before deciding.
PURCHASE & RENOVATION
From acquisition to the next chapter.
A loan may support buying an investment property and completing the agreed rehabilitation plan before a sale or refinance.
REHAB ONLY
Put the work in motion.
Capital may fund repairs and improvements on a property already owned, with a defined scope, budget, and funding schedule.
BRIDGE FINANCING
Connect one stage to the next.
A short-term loan may address a purchase or a financing gap while the borrower works toward a sale or longer-term financing.
Know exactly who is borrowing.
For a DMJ or partner-investor project, the proposal should identify the borrower, how your funds will be used, the collateral, who is personally obligated, and DMJ’s role. Any partner involvement and security must be described in the actual loan documents.
Our approach is to pair careful property review with documented responsibilities. Ask questions, review the proposed documents, and use your own advisers before deciding.
01
Property and document review
We discuss the property, title and lien information, project budget, and repayment plan. The documents should identify any pledged collateral and the lender’s position.
02
Individual accountability
DMJ’s approach includes an individual repayment obligation alongside the business obligation. Review who is obligated, what is pledged, and the scope of any personal guarantee in the specific agreement.
03
Discreet communication
We handle lender relationships discreetly and avoid publishing personal lender details in project marketing. Required disclosures and public filings can still identify parties to a loan.
FOLLOW THE WORK
Your relationship continues after the paperwork.
Project photos, milestones, documents, and repayment updates help you stay connected to the work. For repeat lenders, the portal brings multiple projects into one place.

Before you decide
Private lending involves the risk of delayed repayment and loss of principal or interest. Property collateral and personal obligations do not eliminate default, market, litigation, or bankruptcy risk. A scheduled interest rate does not make a loan risk-free.
